Viewings
We conduct viewings by appointment.
These are available:
- Mon-Fri 9am - 8pm
- Sat 9am - 5pm
Our telephone lines are open 8am-10pm 7 days a week
Tenancy Agreement
We will prepare a legal document in line with current legislation. In general this is over no less than a 6 month period. You may terminate the after the initial period giving one month’s notice. The landlord has to give two months’ notice in order to terminate the contract.
Deposits
We collect a deposit to safeguard against damage. We insure this deposit through MyDeposits.co.uk, letting you and the landlord know that the deposit is safeguarded throughout your tenancy. At the end of the tenancy we will inspect the property and the cost of any work attributed to you will be deducted from your deposit.
Rent
Rents are payable to us monthly. The first payment is made on the completion of the agreement and the rest by standing order, leaving you free to enjoy the comforts of your new home.
Inventory
Prior to the commencement of your tenancy, one of our highly skilled inventory clerks will visit the property to carry out a full photographic and video inventory, along with a written statement of condition. Upon check-in you sign two copies of the written inventory. One is for you to keep & the other is for our files.
Compliance with Safety Regulations
The property owner has an obligation to ensure that the property complies with all the necessary safety regulations. These cover the safety of Gas Appliances, Electrical Installations and supplied furnishings.
We ensure the property is compliant with all the relevant regulations and legislations.
Repairs
The landlord is responsible for all repairs to the property with exception of window glass or other breakages caused by tenants. We need permission from the property owners before the commencement of any large-scale repairs.
Rates & Services
The payments of the water rates, council tax, gas electricity and telephone bills are generally your responsibility unless specified otherwise.
